Abstract

The current rapid pace of development will continue to accelerate due to the growing demand for buildings—such as residential homes, hospitals, offices, commercial buildings, schools, and many others—in today’s society. Consequently, as the construction sector continues to expand, effective time and cost management are essential for ongoing projects. A project is considered successful if it is completed on time and meets the planned quality standards. Time and cost management can be achieved using the Earned Value method, which measures how closely the project is progressing according to plan. In the implementation of the Paniki Apartment Building construction project, the schedule did not align with the planned timeline because from week 1 through week 21, there were delays relative to the planned schedule. This is indicated by a negative Schedule Variance (SV) value of -Rp 538,627,008.57, or a Schedule Performance Index (SPI) of 0.94 < 1. Meanwhile, the project’s schedule performance in weeks 22 and 25 was ahead of the planned schedule, as indicated by a positive Schedule Variance (SV) of Rp. 246,477,755.02 or a Schedule Performance Index (SPI) of 1,02 > 1,2.
